Rheem Tankless Water Heater Installation in Coto de Caza: Big Homes, Long Runs and Gas Sizing

Large Coto de Caza homes put real demand on tankless. Gas line size, venting, linked units and recirculation for a Rheem install on long runs.
Coto de Caza homes are big. Many in North and South Coto, the Golf Estates and the equestrian areas have five or more bathrooms, long runs between wings, and hot water demands that a single tank struggles to meet. Homeowners here often ask us about Rheem tankless units. Rheem makes a broad line of gas tankless water heaters, and with the right planning they work well in large homes.
Planning is the key word. Here is what a proper Rheem tankless installation looks like in Coto.
Sizing for a large home
Tankless units are rated by how much hot water they can deliver at a given temperature rise. In a large Coto home, think about the realistic peak: two or three showers running, a soaking tub filling, the dishwasher and laundry going.
- One large unit may be enough for a moderately sized home
- Two units linked together are common in larger homes. Many Rheem models can be connected so they share the load and provide backup if one is serviced
- A unit per wing sometimes makes more sense when bathrooms are far apart

Gas supply
Tankless heaters need much more gas while running than a tank heater. In many homes, the existing gas line to the water heater is too small.
- We check the gas meter capacity and the line size from the meter to the heater
- A new, larger gas line is often part of the job
- The gas utility may need to confirm meter size for very high-demand setups
Venting and location
- Outdoor units mount on an exterior wall and need no vent through the house. In gated Coto communities, we check HOA rules on visible equipment.
- Indoor units need proper venting. Condensing models can often use PVC vent pipe. Non-condensing models need stainless steel venting.
- Clearances from windows, doors and property lines matter, and we plan them before mounting.
Long runs and recirculation
The biggest complaint in large Coto homes is not the heater, it is the wait for hot water at the far end of the house. Some Rheem models offer built-in recirculation. For larger homes, a dedicated return loop with an on-demand pump usually works best.
Water quality
Santa Margarita Water District water carries minerals, and tankless heat exchangers can scale. We install isolation and flush valves so the unit can be descaled, and we can add scale protection ahead of it.
Why combine it with a repipe
Many Coto de Caza homes from the 1980s and 1990s have long original copper runs that are reaching the age where leaks begin. If you are planning a repipe, adding the tankless system at the same time means:
- The heater location is chosen before the trunk lines are set
- Hot water trunks are sized for the new unit or units
- A dedicated recirculation return line can be added while walls are open
- Service valves are built in
We repipe with PEX-A (Uponor/Wirsbo expansion, ASTM F1960). Coto de Caza is unincorporated, so permits go through the County of Orange, and we handle that process.
