Big estate homes with long driveways, multiple wings and many bathrooms need properly sized water lines. How pipe diameter, distance and fixture count affect pressure…

Coto de Caza homes are not small, and their plumbing is not simple. Behind the gates you find estate homes on large lots, many built from the 1980s through the early 2000s, with long runs from the meter, four or more bathrooms, guest casitas, outdoor kitchens and landscape irrigation. When someone upstairs loses pressure every time the sprinklers run, the culprit is often pipe that was undersized for the house it serves.

Why diameter matters

Water loses pressure as it travels, and the loss grows with distance, flow rate and the number of fittings it passes through. A smaller pipe carries less flow and loses more pressure along the way. In a compact tract home, a modest main may be fine. In a sprawling Coto home with a long driveway and multiple wings, the same size can leave the far end starved.

3/4 inch vs 1 inch, in plain terms

Plumbing codes size pipe using fixture units, a way of adding up the demand of each fixture, along with the length of the run and available street pressure. That calculation, not a rule of thumb, should drive the final answer.

Symptoms of undersized lines

  1. Showers weaken when another fixture runs
  2. The far wing or upstairs always has less pressure
  3. Tankless water heaters cycling off at low flow
  4. Pressure that is fine at the meter but poor at fixtures

Pressure problems can also come from a failing pressure regulator, a partially closed valve or corroded pipe, so we rule those out first.

How sizing is handled in a repipe

When we repipe a large home, we start with the static pressure at the house, the meter size and the distance to each fixture group. We then size the main and the trunk lines to carry the demand, using larger PEX-A for the main runs and stepping down to branches near the fixtures. In many Coto homes that means a larger trunk through the attic feeding multiport tees for each bathroom group. The result is steadier pressure at every fixture, even when several are in use.
